What is a home inspection?

A home inspection is an independent, non-biased objective evaluation of the home encompassing all sub-components and systems in the home. We will have discussions about the quality, functionality and overall well-being of the house so that you can make educated and informed decisions.

How long will the inspection take?

Inspections take approximately 2-4 hours. This time allotment may vary, depending on the age of the home, square footage and if any deficiencies are found.

Are the inspectors trained?

Yes, all inspectors are ASHI (American Society of Home Inspectors) and NYS certified and state licensed. They have met rigorous requirements to be a professional home inspectors. The Inspectors are required to pass very difficult and comprehensive examinations. Our annual continuing education also ensures we are up to date with the latest local and national inspection related information.

Do I get a written report?

Yes, all reports are computer generated and delivered via email. We are also partnering with a national software firm to provide a client portal where you will be able to download your report, view/download a full video inspection, schedule inspections and make online payments from the convenience of your phone, tablet or computer.

Do I really need to be there?

It is encouraged that you be present at the time of the inspection to get the full benefit and understanding of the consultation. However, we understand that due to busy lifestyles, your availability may be limited and other arrangements may be made. Our comprehensive reports come with full support to answer any questions you may have up to 30 days post inspection.

We will also be offering as part of our Home Inspections, a full video walk through of your inspection. We expect this service to be available late 2025. Please call us for more information.

Do you test for environmental hazards?

While testing is not required in NYS, they are encouraged to have performed. We offer Hard Water Testing, Lead paint, Radon Gas and referrals for Mold and Asbestosis Testing (is necessary) to name a few.

When will we get the lab reports for radon/water/etc.?

The majority of all inspection results are given on-site. For those that aren’t available on-site, an anticipated time frame will be given for the delivery of those results and a conference call is also available to review and understand in greater detail the next steps.

Do you carry insurance?

Our inspectors are covered by General liability and Errors and Omission's coverage ensuring we adhere to the strict NYS and ASHI Standards of Procedures.

$150 for Radon Testing (2-day Monitor with emailed test results)
